New Construction Home Building Steps
When you build a new home through Minto Homes you can expect quality construction, value and energy efficiency.
Once you have decided to move forward and purchase a new construction home in Latitude Margaritaville you will follow this process:
⦁ Sales Consultant Meeting
A David Dale Team representative will meet with you and a Latitude Margaritaville Sales Consultant to select your lot and house model. A purchase contract will be signed and a 10% earnest money deposit will be required at signing. The amount of the deposit is 10% of: base price + lot premium + structural opinions = Total. The David Dale Team will guide you through the entire process and have you prepared for this step long before you get to it.
⦁ Design Appointment
During your design appointment, you will meet with a professional onsite design consultant who will assist you in choosing fixtures and finishes room by room. A final deposit of 10% of the final design amount will be due after this appointment.
⦁ Financing Your New Home
If you need to finance your new home we, The David Dale Team, have several local lender options we can recommend for you to choose from. Local Lenders know the area with the same competitive rates as National Lenders.
⦁ Construction Superintendent Assignment and Permit Application
After the design appointment, there will be a brief pause in the process as building permits are applied for.
⦁ Meet Your Builder Meeting
You will receive an appointment invitation, where you will be introduced to your construction superintendent. During this appointment the superintendent will go through the building process and materials used with you.
⦁ Quality Assurance (QA) Checks
Minto performs a series of QA checks throughout the construction of your home to ensure that all aspects of construction are in order, that your selections are properly installed, and that your home meets Minto QualitySM standards.
⦁ How We Build Meeting
This meeting happens just before the drywall goes up so you can see all the interior and exterior features and the design options you have chosen. You will also learn about your home's more intricate features like the ready framed interior walls that are precision cut in an off site temperature controlled factory and erected on site. You will also see the plumbing and electrical systems. We highly recommend you take this opportunity to take pictures and videos of your home for future reference. A David Dale Team representative will be available to meet and can act as a stand in on your behalf if you are not able to attend.
⦁ New Home Celebration
When your home is near completion and the building team has done the final quality assurance checks, you will meet with a Latitude professional and your David Dale Team representative for your new home celebration. You will be given an overview of your new home and walk through all the important details from accessing and operating the electrical breakers to general maintenance tips.
⦁ After You Move In
There will be three visits scheduled to check in with you during the first year:
⦁ Move-In Visit: Within one month after closing, once you’re comfortably settled into your new Minto home, your Minto representative will arrange a visit to provide answers to any questions, ensure your new Minto home is fully performing to expectations, and provide maintenance tips for your convenience.
⦁ Mid-Year Visit: We’ll visit your home and conduct a complimentary maintenance check-up. Our technician will answer any questions you may have regarding upkeep and maintenance.
⦁ Year-End Visit: At the end of your first year of ownership, we’ll conduct another walk-through of your home and provide maintenance tips, reminders and suggestions.

The Hilton Head/Bluffton area provides an ideal setting for a Latitude Margaritaville community. This prime location is located less than 20 miles from some of the most prestigious beaches in the country. Within 30 minutes there are more than 12 miles of public beaches, resorts, 20+ golf courses, shopping and restaurants of Hilton Head Island. Just 30 minutes south you can take a stroll alongside the Savannah River and discover the culture and charm of historic Savannah, GA. Visit Beaufort, SC and explore historic homes, quaint shops and enjoy many restaurants by the water.
How many homes will be in Latitude Margaritaville?
Approximately 3300 homes are permitted with about 1000 homes already complete.
What type of home sites are offered?
Wooded and lagoon home sites are offered.
How do you legally restrict the age of a community?
Though the Housing for Older Persons Act of 1995 (HOPA) derives from the Fair Housing Act. The seller is permitted by law to sell at least 80% of the total lots to active adults 55 years of age and better. No one under the age of 19 can live in the community permanently. Currently to build new you must be at least 50 years of age.
Can children and grandchildren visit Latitude?
Yes, many of the residents have grandchildren and enjoy spending quality time with them here in the Lowcountry. Children 18 and under are able to stay up to 30 days per calendar year. Children 19 and over do not have any time limit.
What shopping and services are available nearby?
Extensive and widely varied shopping and service options are located in the area and in the nearby communities of Bluffton, Hilton Head, Beaufort and Savannah.

Are the golf courses private or public?
There are over 38 golf courses within 30 minutes of Latitude Margaritaville. The golf leagues frequent many of these golf courses weekly and various memberships are available. A golf league ambassador can answer any questions you may have.
Can I have a pool?
Yes, if it fits within the building setbacks. Please see the HOA regulations for information on the approval process.
What airports are close to Latitude Margaritaville?
Savannah/Hilton Head International Airport and Hilton Head Island Airport.
Can I rent the home until I am ready to relocate to the area?
A handful of Latitude Margaritaville owners secure their home before actually relocating full time. If an owner wishes to rent, they are able to rent their home with a minimum stay of 30 days and no more than three signed leases per year. And of course, the renters need to be old enough to have FUN!
May I have pets?
Latitude Margaritaville loves its pets! As for dogs, the dog park and onsite pet spa are great places for the four-legged friends to enjoy activities and pampering. The Pitbull style breeds are not allowed.
What about security?
This is a gated community, and the main gatehouse is staffed for welcoming the public and guests of residents 24 hours daily. A vehicle barcode sticker is given to all residents to allow open access into the community. There are roaming patrol cars that also monitor the community.

Are satellite dishes allowed? Are fences or sheds allowed?
Satellites are allowed and will be no more than 3’ diameter and placed on the back of the home with prior Homeowner Association approval. Due to our maintenance free lifestyle, owners do not push lawn mowers, weed or trim bushes. Latitude Margaretville’s association does this for the owners so they can enjoy life. With this said, the landscaping team needs easy access to the yards so neither fencing or sheds are allowed at Latitude Margaritaville, invisible fencing for pets is allowed.
What is a Homestead Tax Exemption?

The Homestead Exemption reduces the taxable value of property by $50,000, saving an average of $200 per year in taxes for those who qualify. In order to qualify for the Homestead Exemption, the following must be true:

The Technical College of the Lowcountry is also located adjacent to Sun City Hilton Head’s property.
